NEW RIBA Agreements 2010

RIBA Agreements 2010 is a suite of contract documents to appoint:

  • Architects,
  • Consultants, and
  • Sub-consultants to a construction project

Flexible and versatile, the whole suite of components is available here in an electronic version. Some parts are also available in print. You can use components from both versions to create a single agreement.

Simplified and reorganised to make them easier to use, they supersede the RIBA Agreements 2007. They have also been rigorously checked for legal accuracy and are endorsed by:

  • Association of Chartered Architects (ACA)
  • Chartered Institute of Architectural Technologists (CIAT)
  • Royal Institution of Architects in Scotland (RIAS)
  • Royal Society of Architects in Wales (RSAW)
  • Royal Society of Ulster Architects (RSUA)

Electronic versions

The whole suite is available electronically, including many components that are not available in print. They are:

  • Cost-effective – significantly cheaper than printed versions.
  • Re-usable - you don't have to keep buying the Core Components or Other Components for every new appointment.*
  • Convenient – you can share them with clients and others by email.
  • Easily amended – you can edit them or customize to fit your house style.*
  • Completed electronically – no need to fill them in by hand.

Printed versions

Only some RIBA Agreements 2010 are published in print in packs with corresponding bundles of core components. A new pack must be bought for every new appointment. They are completed and amended by hand.

Formats for Electronic RIBA Agreements 2010

Electronic RIBA Agreements 2010 are designed to be flexible and work with the printed versions.

Once you have paid for them, you are sent an email with a link to follow. This will take you to a website where your purchases are waiting for you to download.

Because they are delivered to you as electronic files, you are advised to save them securely to protect them from accidental loss.

Save them before you customise them! We recommend that you develop your own in-house templates from the Rich Text Format (RTF) files.

The Conditions of Appointment are supplied as locked PDF files.

  • Before they are locked, you are asked to fill them in online with project-specific information. It is not possible to edit, customise or otherwise amend them after you have bought them.
  • Getting these details correct is very important. You are given ample opportunity to review them.
  • They are completed by hand in the same way as printed versions are. You will need to create separate addendum sheets for any amendments to the Conditions.

Notes and Guides are supplied as locked PDF files.

  • These cannot be amended or customised – they are purely for information.

All other components are supplied as RTF files.

  • The RTF files are designed be edited before use and are compatible with most popular word processing software packages. You may edit, customise or otherwise amend them as much as you like. They come with instructions that explain how they are to be filled in.
  • Note that there might be unforeseen legal and commercial consequences to changing the wording too much.

What's changed since the 2007 edition?

Key changes to content

  • Recent legislative changes, taking account of the Cancellation of Contracts made in a Consumer's Home or Place of Work Regulations 2008 and the Provision of Services Regulations 2009
  • Revisions to the provisions for termination, which give rights to the architect equal to those offered to the client
  • The introduction of the option of an aggregate cap on liability
  • The establishment of the right for the architect to have reasonable access to photograph a project, and to publish images
  • Increased interest charges on the late payment of fees
  • Better clarification in relation to the architect's right to suspend the copyright licence in the event of non-payment of any amounts properly due.

Key changes to formats

Electronic versions:

  • The electronic components are now significantly more cost-effective than the printed versions
  • The vast majority of the documents are licensed to be used as often as you wish, increasing the savings for repeat buyers
  • Components commonly used with Conditions bundled into sets of Core Components, mirroring the printed packs.
  • Components designed to be filled in are supplied only as RTFs
  • Components designed to for information are supplied only as PDFs.

Printed versions:

  • Packs simplified by reducing the number of separate documents in them

All Conditions of Appointment have been amended for greater clarity. Present tense has been changed to language of obligation and the clause number protocol has also changed. New condition 10 provides for a consumer's statutory right to cancel a contract within seven days of signing.


The Notes on Use and Completion and the Model Letter of Appointment have been amended to reflect the changes and include advice on negotiating the terms of an Agreement with a consumer client.

What is going to happen to the old editions of RIBA Agreements 2007 and SFA'99?
